SAMANTHA L. JOHNSEN: LIVING ON THE EDGE OF REAL ESTATE

Some careers begin with a plan. Mine began with a pivot I never saw coming.

WILD BEGINNINGS

Long before real estate became my second home, I was certain my future belonged to veterinary medicine. From the time I was six years old, I knew I wanted to work with animals. They made sense to me in a way people sometimes did not. I was drawn to their honesty, their vulnerability, and the responsibility that came with caring for them. By age twelve, I was already working in animal hospitals, learning every part of the operation from the ground up.

I started in the kennels and worked my way through triage, emergency medicine, ICU, treatments, anatomy, anaesthetics, diagnostics, surgery, holistic medicine and, eventually, the day-to-day leadership of large veterinary practices from Denver to South Florida. I loved the field. I understood it. After twenty-five years, I had become an expert in a career I believed would define the rest of my life.

Then everything changed.

BUILDING MY SECOND HOME.

A serious car accident forced me into months of surgeries, recovery and stillness. For someone used to moving quickly, solving problems, leading teams and making critical decisions, being unable to work was deeply frustrating. I was restless, bored and searching for something that could spark my mind again. One afternoon, while running errands during my recovery, I saw an open house sign in a beautiful neighbourhood near the beach. The home was new construction, the setting was inviting, and to be honest, there was free food. I went in.

That simple decision changed my life. I walked through the property taking in the architecture, the finishes, the design choices and the way the space made people feel. I listened to potential buyers whisper their reactions. I watched how the agents interacted with visitors, how they positioned the property and how they handled questions. Something about the pace, psychology and strategy of it pulled me in immediately.

From that day forward, open houses became part of my routine. I would wake up early, dress professionally so I could feel the part, and visit as many broker and public open houses as I could find. I studied the layouts, photographed design ideas, listened to buyers, asked listing agents questions and paid close attention to the details most people overlook. It felt like a private education in human behaviour, presentation, negotiation and market value.

FINDING THE RIGHT PLACE TO CALL HOME

Real estate found me, quite literally, by accident. I enrolled in real estate school during the remainder of my recovery and threw myself into the work. I studied contracts, laws, neighbourhoods, pricing, buyer habits and agent behaviour. I wanted to understand not only what successful agents did, but why those things mattered.

Before long, I realised real estate combined many of the qualities I was already wired for: knowledge, skill, strategy, problem-solving, negotiation, design, architecture and the ability to stay calm in unpredictable situations.

THE KEYS TO SUCCESS

When I began my real estate career twelve years ago, I chose to start at a boutique brokerage in Boca Raton: Champagne & Parisi Real Estate. It was based in a strong location on A1A north of Palmetto, but more importantly, it was led by people who understood the business at a high level. Tommy Holmes, Caesar Parisi and Claude Champagne became an important part of my early success, and I still carry gratitude for what I learned from them.

Tommy Holmes, in particular, taught me the importance of contract law and understanding the documents behind every transaction. That may sound basic, but many agents do not fully understand the contracts they write every day. In real estate, knowledge is leverage. The right clause, addendum or timing can protect a client, strengthen a negotiation and prevent a costly mistake. I learned early that being prepared is not optional; it is the difference between reacting and leading.

ELEVATING THE REAL ESTATE MARKET

By the time I entered real estate sales, I had already bought and sold my first home by age twenty-seven. I had seen the South Florida market rise, crash around 2007 and begin climbing again by 2014. The timing was right, but timing alone is never enough. I was in-dependent, self-sufficient, and driven by solutions. I understood that in this field, financial growth is tied directly to performance, effort, knowledge and skill.

Real estate school teaches structure, but experience teaches judgement. Clients need more than enthusiasm. They need an advocate who can identify red flags before they become problems, interpret contracts with confidence, evaluate market conditions honestly and treat every transaction as if their own money were on the line. That has been my standard from day one.

INVESTMENT RETURNS

From the outside, real estate can look deceptively simple: a few showings, an open house, some signatures, a closing photo and a commission cheque. The reality is very different. A strong agent invests time, money, research and energy long before they are ever paid. We coordinate photography, marketing, showings, vendors, lenders, insurance matters, HOA or COA documents, inspections, negotiations and deadlines. We absorb risk for weeks or months while managing emotions and protecting the client’s position.

Pricing is one of the clearest examples of where expertise matters. Market comparables are essential, but they are not the whole story. A home that has been meticulously maintained, thoughtfully updated or improved before listing deserves to be evaluated differently from a similar nearby property that lacks those features. A pool, modern finishes, move-in-ready condition and pride of ownership can all affect strategy. At the same time, no agent can force the market to pay an inflated price simply because a seller wants one. Realistic goals, clear expectations and honest communication create the foundation for a successful and lucrative closing.

WHAT VALUE?

When clients hire me, they are not paying someone merely to unlock a door. They are choosing a specialist to represent their home, their money and their future. A great Realtor looks for angles, anticipates problems and protects value before the client even realises protection is needed. We navigate deadlines, legalities, insurance complications, HOA politics, market shifts and human emotions while presenting calm, confidence and control.

I live on the edge because I embrace the challenges many people would rather avoid. I do not think of myself as being inside a box; therefore, there is no box for me to think outside of. That mindset keeps my world open to possibilities and keeps my clients in a stronger position.

Whether you are selling, buying a home, exploring an investment property or considering commercial space, I bring experience across multiple areas of real estate. My approach is direct, strategic and deeply committed to protecting the people I represent. I am available anytime by phone at 561-930-6768 or 954-839-4115.
