GOLDOLLER REAL ESTATE INVESTMENTS: A New Chapter on 5th Avenue

As soon as Richard Oller turned the corner of 5th Avenue, he saw a boutique 4-story building and knew it was a perfect match.

Richard Oller, Chairman of GoldOller Real Estate Investments, had spent years searching for the right Florida headquarters alongside partners Jeff Goldstein and Jake Hollinger. What they wanted wasn’t just office space, it was a place that matched how they lived and worked. Now, at 55 NE 5th Avenue, formerly known as Town Center, they had found it.

55 on 5th – The GoldOller Executive Center will serve as Gold-Oller’s Florida headquarters, with the C suite occupying one of the four floors. They are also looking for their new neighbors who are like-minded and enjoy working close but not directly located on the Atlantic Avenue shops and restaurants. They are looking to lease the remaining three floors to a small group of like-minded corporate tenants who want a sophisticated, boutique office experience in one of Delray’s best downtown locations.

The formal brand is “55 on 5th – The GoldOller Executive Center,” chosen to highlight both the address and the aspirational feel of 5th Avenue. The building is intentionally small-scale: only three to five tenants total, including GoldOller, in an owner-occupied, hands-on managed property. Floors are just under 5,000 square feet, ideal for C-suite and executive-level offices. Target tenants are full-floor or half-floor users, preferably professional or corporate firms that value Delray Beach, fit the building’s refined character, and will be good corporate neighbors.

As a Philadelphia- and New York–based real estate investment firm, GoldOller would welcome other real estate–related compa-nies and potential collaborators, but the priority is quality, compatibility, and shared appreciation for Delray.

Some of the key amenities and differentiators include: an own-er occupied and owner managed building, with strong pride in presentation, maintenance, and service; a prime downtown loca-tion: roughly 50 paces from Atlantic Avenue on US 1, at the heart of Delray’s urban core; and a rare dual access: direct entry from both NE 5th Avenue (US 1 southbound) and NE 6th Avenue (US 1 northbound), both leading directly into a surface parking lot with approximately 50 spaces at the building’s doorstep; a freestanding, four story office building with windows on all sides, offering abun-dant natural light and unobstructed views; and immediate walk-ability to Atlantic Avenue restaurants, cafés, shops, and services, plus convenient access to downtown transit options.

All the amenities of downtown Delray are effectively “at the doorstep,” while the building itself sits just off the noise and bustle, creating a quieter, more private environment. Centrally located in Delray Beach’s downtown, between NE 5th and NE 6th Avenues, just off Atlantic Avenue. Easy walk to the beach, restaurants, shops, and potentially even home for some tenants, capturing the best of Delray’s live-work-play lifestyle. Embodies Delray Beach’s identity as the “Village by the Sea,” with 55 on 5th positioned at the effective epicenter of that village feel.

GoldOller Real Estate, based in Philadelphia and New York, owns and operates apartment communities nationwide. Oller and Hollinger now live in East Delray Beach, with Goldstein nearby in Palm Beach. For years, they searched for a Florida office that matched their lifestyle and standards but couldn’t find the right fit.

“It had to be the kind of place we’d want to leave our homes to go work at,” Oller said. “We weren’t sure it existed.”

That changed when they toured the 20,000 square foot, four-story property — a building they’d passed hundreds of times, thinking it was a residential property. Built in the early 2000s alongside the Town Center townhomes, the building blended seamlessly into a residential townhome community that shared its “Town Center” name, architectural attributes, and color palettes. Also, while the building fronts directly on US 1, the discreet entrance faces the private 50-car lot, hidden from the Street.

In May, when its previous owner, a Maryland-based firm, relocated, it left a recently modernized, fully furnished office building, and GoldOller seized the opportunity and bought it.

“With minor updates to signage, landscaping, exterior lighting, common elements, and rebranding, the space will show its presence in downtown Delray Beach, its grace and its community connection. And despite being literally at the “town center” steps from Atlantic Avenue, it feels calm and sunlit, more of a boutique sanctuary than a downtown office,” Oller said.

Now reimagined as 55 on 5th – The GoldOller Executive Center, the gorgeous boutique building will be GoldOller Florida headquarters and provide full or half-floor opportunities for just three or four corporate tenants who are just as discerning.

Though GoldOller’s reach spans the country, its Delray Beach headquarters embraces the charm of the “Village by the Sea.” Coastal colors, natural woods, and local art create a setting that’s both polished and relaxed. Broad windows open onto sweeping downtown views—The Colony Hotel, Hampton Social, Epic Movies. This is the kind of workplace where a board meeting can turn into a walk along the Avenue, where diligence meets ease, and sophistication feels effortless.

What was once overlooked is now a centerpiece. 55 on 5th – The GoldOller Executive Center stands as proof that sometimes the best discoveries are hiding in plain sight—and that Delray’s next chapter of growth still springs from its heart.
